Luxury “Age-Defined” Residential Conversion
Tandem Contracts Ltd is proud to showcase the successful completion of 31 Oakfield in the heart of Headingley, Leeds. This project involved the complex remodelling, refurbishment, and change of use of a former ground-floor office and first-floor apartment into two bespoke, self-contained one-bedroom flats designed specifically for “Age-Defined 55+” living.
The transformation blends modern functionality with high-end finishes, breathing new life into the existing structure while adhering to strict building regulations and conservation standards.

Our team delivered a comprehensive solution, managing every stage of the development from site enablement to final decoration.
- Stripping Back & Enabling
The project began with a meticulous “soft strip” of the existing interior. Following a thorough R&D survey and asbestos removal, our team dismantled non-loadbearing partitions to create a spacious, open-plan layout optimized for modern living.
- Structural & External Enhancements
To improve thermal performance and natural light, we replaced all existing windows and doors with high-efficiency units. We also installed four Velux roof lights to the rear, drastically increasing the airy feel of the upper-floor dwelling. Externally, a new brick courtyard and low dividing walls were constructed to provide private, landscaped areas for residents.
- Mechanical, Electrical & Internal Fit-Out
A complete M&E overhaul was conducted, including new service connections, full rewiring, and modern plumbing installations. The internal fit-out included:
- Custom Kitchens: Contemporary cabinetry with integrated appliances.
- Luxury Bathrooms: Designed for accessibility and style.
- Joinery & Finish: New internal doors, architraves, and skirting throughout, finished with expert plastering and a premium decoration package.
Commitment to Safety and Community
Given the residential nature of Headingley, Tandem Contracts Ltd operated under a strict Construction Phase Plan. We managed a maximum of 10 workers on-site at any given time to minimize local disruption. All noisy works and deliveries were strictly confined to specific mid-day windows, ensuring we remained a “good neighbor” throughout the 12-week build.
